On the beach key streets there were 9 sales. 5 of these were private ( pocket) sales. Average sold cost per sq ft was $2998. Average sold price was $9,054,444
There were also 4 bluff sales, all on non beach key streets
On the non beach key streets , there were 4 houses sold. Average cost per sq ft=$2295 Average sold price= AVG SALE PRICE=$6,973,000
There were 3 vacant land sales on beach key streets ranging from $4,500,000-$5,500,000
Analysis: This was another exceptional year for the Point Dume market. There was very strong demand and low inventory in Point Dume. As such, there was not the number of sales (19) that we had in 2021 but the sold cost per sq ft remained largely the same and the average sales price increased. There were some record sales. The demand for our neighborhood remains very strong and it will continue due to limited supply/ strong demand. and friends of people who make a home here. Point Dume is a niche market and People just keep coming out here to buy. Our rate of appreciation is on par with any neighborhood in Malibu if not the highest! Point Dume Strong!
